Project Overview

The project involves the development of the Waterloo Metro Quarter, a transformative mixed‑use precinct centred around the new Sydney Metro station in Waterloo. As a AU$900 million state significant development, the project will revitalise the inner city by delivering a vibrant, integrated community hub that supports long‑term social, economic and urban renewal outcomes. The precinct combines residential, commercial and community uses, including social and affordable housing, student accommodation, retail, office space and public amenities, all designed to enhance liveability and strengthen local connections.

Spanning just under 70,000sqm, the development comprises four buildings - two high‑rise and two mid‑rise - constructed above and alongside the metro station. Key features include a minimum of 5% affordable housing, 70 dedicated social housing apartments, new community facilities and green spaces, two public plazas on Cope Street and Raglan Street, and an increased tree canopy supported by sustainable design initiatives.

As a major catalyst for urban renewal, the Waterloo Metro Quarter will enhance accessibility, foster community interaction and support sustainable job growth within one of Sydney’s most dynamic urban neighbourhoods. Its integration with the metro station, combined with its scale, mixed‑use complexity and public‑realm improvements, underscores the project’s significance for the city’s future.
